Greendams Steading Development Site, Drumoak

Greendams Steading, Drumoak, Banchory

Banchory 5 miles, Westhill 7 miles, Aberdeen 15 miles.

Occupying a former agricultural steading, Greendams offers the opportunity to construct a new bespoke property situated within sprawling countryside in Deeside. The site is located off a tarmacked private road just south of the B9125, the main road linking Banchory, Westhill and Aberdeen City.

The steading site covers approximately 0.270 Ha (0.667 Ac) which can be split into three separate lots as shown on the attached plan numbered 1-3. The site will require servicing by private drainage and will benefit from a mains water supply.

The site is currently home to a traditional granite farm steading which will be demolished and removed before any sale. The surrounding land is predominantly used for agriculture, which provides extensive views and fantastic space for walking or other outdoor pursuits.

Location

The nearest village is Drumoak, served by a primary school, a local football pitch, access to the River Dee and a garden centre a mile to the east.

Banchory is a beautiful scenic town on Royal Deeside, served by two primary schools and an Academy.  The locality has a number of woodland areas and walks including the Deeside way running from Aberdeen to Braemar, highly renowned golf courses, as well as many other recreational opportunities. The area has a number of outdoor pursuits, castles and plenty of other leisure opportunities.

Planning

The site benefits from planning permission in principle for three detached residential units, which was granted by Aberdeenshire Council on 27 Sep 2016 under reference KM/APP/2015/3287.
